Mt Hay Retreat is a small, family-owned luxury retreat set within 360 acres of coastal escarpment, rainforest and farmland on the NSW South Coast.

Our approach to sustainability is simple:

We aim to offer a high-end guest experience while actively protecting and regenerating the natural environment around us.

This is not a marketing position—it is embedded in how the property is designed, built and managed – every single day.

A Protected Natural Environment

Mt Hay Retreat sits within a sensitive and ecologically significant landscape.

Parts of the property are zoned for Environmental Protection – Scenic and Escarpment values, and include areas of moist subtropical rainforest, part of the broader Illawarra rainforest ecosystem.

These environments are:

  • Biodiverse and ecologically sensitive
  • Home to native birds, wildlife and plant species
  • Part of a threatened ecological community in NSW
  • Predominantly located on private land with limited formal protection

Because of this, land stewardship is central to how Mt Hay is managed.

Designed to Work With the Landscape

The guest suites at Mt Hay Retreat were designed with environmental integration as a priority.

Key design principles include:

  • Positioning buildings in line with natural contours
  • Minimising soil disturbance during construction
  • Using passive solar design for heating and cooling
  • Maximising natural light and cross ventilation
  • Selecting colours and materials that blend with the environment

Native landscaping around the suites provides:

  • Habitat for birds and wildlife
  • Natural cooling in summer
  • Wind protection in winter
  • Visual integration with the surrounding landscape

The result is accommodation that sits within the environment, rather than imposing on it.

Energy, Water and Resource Management

Mt Hay Retreat uses a range of systems to reduce environmental impact:

  • Solar energy generation across the property
  • Battery and grid-connected monitoring systems
  • Energy-efficient appliances and lighting
  • Water tanks across the property for rainwater capture
  • Greywater and wastewater treatment systems
  • EV charging available by arrangement
  • Pool heating and operations aligned with energy efficiency practices

Lighting is deliberately low-impact at night to reduce light pollution and preserve the night sky.

Waste Reduction and Recycling

Waste management is actively monitored and reduced wherever possible.

Practices include:

  • Recycling of paper, cardboard, glass and metals
  • Composting of suitable organic waste
  • Food scraps used for animal feed where appropriate
  • Reduced reliance on single-use plastics
  • Reusable water bottles provided to guests (reducing thousands of plastic bottles annually)
  • Linen and textiles repurposed or donated where possible
  • Smart monitoring of waste output relative to occupancy

Guests are also encouraged to separate waste to support recycling and composting systems.

Land and Biodiversity Management

The wider property includes native bushland, farmland and rainforest areas, which are actively managed for conservation.

Key initiatives include:

  • Ongoing native planting and habitat restoration
  • Weed management programs targeting invasive species
  • Protection of remnant rainforest ecosystems
  • Soil and erosion stabilisation work following heavy rainfall events
  • Controlled grazing on designated farmland areas
  • Protection of watercourses from livestock impact

Invasive species management includes targeted removal of plants such as lantana, privet and thistles, supporting the regeneration of native vegetation.

Rainforest Conservation

A significant portion of Mt Hay Retreat contains remnant subtropical rainforest, part of the Illawarra ecological community.

This ecosystem supports:

  • Native tree ferns and canopy species
  • Diverse birdlife and fauna
  • Micro-organisms and fungi essential to soil health
  • Sensitive ecological interactions within a fragmented habitat

Because these systems are under pressure from fragmentation and invasive species, active management is required to maintain their health.

This includes:

  • Weed removal and control
  • Fire management and exclusion strategies
  • Erosion control
  • Ongoing ecological monitoring

Responsible Farming and Land Use

Mt Hay Retreat also operates as a working farm.

Land use is managed to balance:

  • Water resource management

Cattle grazing is carefully controlled and limited to designated areas, with monitoring to prevent overgrazing and land degradation.

Dung beetles have also been reintroduced to support soil health and nutrient cycling.

Water sources are protected for both livestock and native wildlife, particularly during dry periods.
